Almost everything built in between went up on former farmland: hay, cotton and citrus ground watered off the Consolidated and Eastern canals and the Roosevelt Water Conservation District system. That history is still under your slab. The top few feet across most of town is worked agricultural soil rather than undisturbed native ground, it carries more silt and clay than the sandier soils in the north Valley, and abandoned irrigation laterals, field ditches and standpipes were routinely cut off and backfilled in place when the fields were subdivided. What typically fails in Gilbert

The telltale Gilbert failure starts with a straight line. A homeowner notices that a driveway, side yard or back patio has dropped along a crack that runs unnaturally straight, usually at an odd angle to the house rather than parallel to it. Soil problems rarely draw straight lines. Trenches do. On old farm ground that line normally tracks an abandoned irrigation lateral, a filled field ditch, or a utility trench cut through the pad and never compacted to the same spec as the ground beside it. Over ten or twenty years the backfill consolidates and the slab above it loses support. We probe the void, find whatever water is feeding it, then fill and lift with polyurethane through penny-sized holes. On a Gilbert lot the drainage half of the job matters as much as the lift. With this little natural fall, a settled patio will send roof and yard water straight back at the slab and keep the cycle running.

Gilbert — common questions

My Gilbert home is on a post-tension slab. Can you still work on it?
Yes, and we assume post-tension on almost every Gilbert house from the mid-1990s forward. The difference is procedure, not capability. Any suspected PT slab gets scanned with ground-penetrating radar so we know where the tendons run before a drill touches concrete. A severed cable is an expensive and completely avoidable mistake, and the scan adds very little time to the job.
The crack in my driveway runs in a perfectly straight line. What does that mean?
Usually a trench rather than a soil problem. Straight-line settlement follows something man-made underneath: an abandoned irrigation lateral from the field that used to be there, a filled ditch, or a utility trench that was backfilled loose. It is one of the most common patterns in Gilbert specifically, and it is a good candidate for foam, because the void is localized and we can fill it without excavating the slab.
We still flood-irrigate our lot near downtown Gilbert. Is that damaging the foundation?
Flood irrigation by itself is not the problem. Water that cannot leave is. On the older Gilbert lots the issues we find are a turnout or berm leaking toward the house, a yard that no longer drains after the set, or grade that has been built up over the years until the slab sits low. Those are fixable, and worth fixing before you spend money on the concrete.
Our house backs onto the lake in Val Vista Lakes. Should we be worried?
It is a factor, not a verdict. A constructed lake holds the surrounding subgrade at a moisture level the native soil would never carry on its own, and lakefront lots in Gilbert see more deck, patio and walkway movement than lots three streets in. The houses on those lots are generally fine. The flatwork around them is what moves.
My patio now slopes back toward the house. Is lifting it enough?
Lifting is most of it, but on a Gilbert lot the target is positive slope away from the slab, not simply the elevation the patio started at. There is so little natural fall here that a patio only has to drop half an inch to reverse. We set the finished grade to actually shed water, and we look at where the downspouts and yard drains put it, or you are back in this position in a few years.
