How much does foundation repair cost in Phoenix?
Most residential foundation repairs range from $2,000 to $8,000. Concrete leveling jobs (driveways, pool decks, sidewalks) typically cost $500 to $3,000. The exact price depends on the size of the area, the extent of settlement, and the method used. We provide free estimates with detailed pricing.
How long does the repair take?
Most residential jobs are completed in 2–4 hours. Larger commercial projects may take a day or two, but we can often work in phases to minimize disruption.
Can I use the surface right away?
Yes. Polyurethane foam reaches 90% of its full strength in about 15 minutes. You can walk on leveled concrete immediately and drive on it the same day.
What is polyurethane foam injection?
It's a process where we inject expanding, high-density polyurethane foam beneath sunken concrete or foundations through small holes. The foam expands, fills voids, compacts soil, and lifts the slab to level. It's waterproof, lightweight, and permanent.
Is foam injection the same as mudjacking?
No. Mudjacking uses a heavy cement-and-soil slurry. Foam injection uses lightweight polyurethane foam. Foam is lighter (less risk of re-settling), waterproof, permanent, cures faster (15 minutes vs. 24–48 hours), and uses much smaller holes.
Will the concrete sink again after leveling?
Polyurethane foam is permanent — it doesn't shrink, decompose, or wash away. However, if the original cause of settlement isn't addressed (like an ongoing plumbing leak or poor drainage), new voids could form in the future. We always try to identify and help you address the root cause.

Does homeowners insurance cover foundation repair?
It depends. Standard policies typically exclude damage from soil settling. However, if the damage was caused by a covered event — like a plumbing leak — you may have a claim. We provide documentation that can help support an insurance claim if applicable.
How do I know if I need foundation repair vs. concrete leveling?
Foundation repair addresses problems with the structural foundation of your home — the slab or footings that the house sits on. Concrete leveling addresses flatwork — driveways, sidewalks, pool decks, patios. During your free assessment, we'll identify exactly what you're dealing with and recommend the right approach.
Can you fix cracks in my foundation?
Yes. We repair foundation cracks using epoxy injection for structural cracks and flexible sealants for cosmetic cracks. If the cracks are caused by settlement, we address the settlement too — otherwise the cracks will come back.
