Cave Creek was a mining and ranching settlement for more than a century before residents voted to incorporate in 1986, and the building record still shows it. There is no single build era here. The town core and the 1970s and 1980s ranch houses sit on acre horse lots with almost no engineered subgrade under them. Tatum Ranch broke ground in 1988 on the Cave Creek Road corridor and built out through the 1990s and 2000s, and Dove Valley Ranch followed on 850 acres with its golf course opening in 1998. Around all of that runs a steady supply of one-off custom homes cut into hillside lots. The ground is mostly granitic: decomposed granite, shallow caliche, and coarse fan alluvium shed off Elephant Mountain and the hills north of town. That is a different failure profile than the Valley floor, and it wants a different diagnosis. Cave Creek is our home town, and we work it every week.
What we fix in Cave Creek
- Foundation repair — settlement under the older ranch houses and town core properties, where slabs were poured on native granitic material that got graded flat and not much else
- Stem wall repair — very common on the 1970s and 80s homes here, where landscaping or a built-up grade has held moisture against the stem wall for decades and the rebar inside has started pushing the concrete face off
- Foam injection leveling — a good match for this ground, because in coarse granitic subgrade the voids tend to be discrete pockets rather than one broad soft zone, so the foam goes where it is actually needed
- Post-tension slab repair — Tatum Ranch and Dove Valley Ranch homes from the mid-1990s onward are almost all post-tension, so anything in those neighborhoods gets scanned with ground-penetrating radar before we drill
- Void filling — acreage lots mean septic tanks, leach fields, well lines and long utility runs, and every one of those trenches cut through caliche and got backfilled loose
Why concrete moves in Cave Creek
- The piedmont here is granitic. Decomposed granite and coarse alluvium wash off the hills north of town, and it drains fast, but running water strips the fine material out and leaves the coarse skeleton behind. That is how a void opens under a slab with nothing showing on the surface
- The NRCS Carefree series, mapped on fan terraces in this part of north Maricopa County, is classified as a Vertic Haplargid. Vertic means a clay-rich subsoil that swells when it wets and shrinks when it dries. The idea that the north Valley has no expansive soil is not accurate
- Caliche sits shallow across much of town. It is close to impermeable, so water that cannot percolate down runs sideways on top of it and undercuts slab edges instead of soaking away
- Cave Creek Wash runs through the middle of town and drains southwest toward Cave Buttes Dam. Properties along the wash and its braided side channels take concentrated flow several times in a normal monsoon
- This is alluvial fan terrain, so flow paths are not fixed. A channel can relocate between storm seasons, which means a lot that never had a water problem can develop one without anything on the property changing
- The town sits at roughly 2,550 feet, close to 1,500 feet above central Phoenix, and picks up more annual rain than Sky Harbor does. More water moving through the ground means more movement under concrete
- Large-lot zoning outside the town sewer service area means a lot of properties run on septic. Tank and drainfield excavations are backfilled ground, and flatwork poured next to them settles into that disturbance years later
- Custom homes on the hillside lots sit on cut-and-fill pads. The cut half is on native rock and does not move. The fill half consolidates for years. The seam between them often runs straight under the house
What typically fails in Cave Creek
Cave Creek settlement tends to surface in September or October, right after monsoon season, and it is almost always the same shape. A slab that was flat in June has a lip in it now. Usually a rear patio, or the apron where the driveway meets the garage. Nothing looks wrong at the surface. No washout, no gully, just a slab that has dropped at one corner. What happened underneath is that water found a path along a caliche layer or an old utility trench, ran beneath the slab, and carried the fines out of the granitic subgrade. The coarse material stays put and the void opens. Foam injection fits this well, because the void is usually a discrete pocket we can fill and lift in an afternoon through penny-sized holes. The part that matters more is the walk we do first: roof scuppers, driveway crown, and where the uphill lot drains onto yours. On a fan, water does not stay where it was last year.

- Patio leveling — the most common post-monsoon repair in town, usually a covered rear patio that has dropped away from the house at one corner
- Driveway leveling — driveways here are long and often run downhill to the road, so a settled section stops draining and starts holding water against itself
- Pool deck leveling — decks on hillside lots take water from above as well as below, and the downhill side of the deck is nearly always the side that settles first
- RV pad leveling — large-lot zoning and horse property means trailers, rigs and equipment parked on pads that were never built for that kind of point loading
- Concrete crack repair — flatwork around the town core and the older ranch houses has been through decades of thermal cycling on top of whatever the soil has done
