Most foundation repair jobs in Phoenix fall in one of three pricing tiers. The honest answer to "how much will it cost" depends on which tier yours falls in. Here is the breakdown — based on the actual jobs we run, not someone's national average.

Tier 1: Foam injection alone — $1,200 to $5,000

This covers the majority of Phoenix residential foundation issues — settlement caused by voids, minor lift, and slab leveling. The job involves drilling penny-sized holes (5/8") through the slab and injecting high-density polyurethane foam to fill voids and lift the slab back to grade.

What drives the price within this tier:

  • Square footage of the affected area
  • How much settlement needs to be corrected (1/4" vs. 2"+)
  • Whether voids need to be filled before the lift
  • Whether crack repair is needed afterward

Tier 2: Larger or more complex projects — $8,000 to $25,000

A small share of foundation projects need more than a standard foam-injection lift — significant structural movement across a larger area, multiple settlement zones in one home, or sites with additional engineering scope. These projects fold the standard foam work in with whatever the specific site needs and typically land in the $8,000 to $25,000 range.

On the assessment we will tell you honestly which tier your home falls in — most fall in tier 1.

Tier 3: Full foundation replacement — $50,000 to $150,000+

For the rare case where the foundation itself is structurally beyond repair. We almost never see this in Phoenix residential — pre-1950s footings on collapsing soil with no salvageable load path. Even when a contractor recommends replacement, get a second opinion. More on repair vs. replacement →

What about concrete leveling (driveways, pool decks, sidewalks)?

Concrete leveling is a separate service from foundation repair, but it uses the same foam-injection technology. Pricing typically runs:

  • Sidewalk lift: $400–$1,200
  • Driveway lift: $1,200–$3,500
  • Pool deck lift: $1,500–$4,500
  • Patio lift: $800–$2,500
  • Garage floor lift: $1,000–$2,800
  • RV pad lift: $800–$2,500

What can move the price up

  • Difficult access — homes on slopes, tight side yards, walled-off rear yards
  • Significant void space requiring more foam volume
  • Multiple settlement zones in one home
  • Engineering scope (laser scans, formal reports) when required by lender or owner
  • After-hours or weekend scheduling for commercial work

What can move the price down

  • Catching settlement early — smaller voids, less foam, faster work
  • Bundling multiple slabs in one visit (driveway plus walkway plus garage)
  • HOA or commercial volume across multiple properties
